Most folk are understandably thrilled by the thought of moving into their first home. Pre-approval is often treated like a cause for celebration, but you really should put the champagne back on ice, since things can still go wrong between this stage and establishing yourself in the house. Pre-approval does not lead inevitably to final purchase approval. A little bit of knowledge about these intervening stages can help you get through them successfully.

When you have received pre-approval on a loan for a new home it is a good idea to resist buying any costly items. This is because the lender will be looking at your application for a loan together with your financial situation. If they see that you have chosen for example to invest in a time-share or buy a car, it may put doubt in their mind about your ability to pay a mortgage. In their eyes, you might not seem able to afford it even if the car or timeshare is a cash purchase as your cash reserves would decrease.

Unless it is absolutely necessary, do not change employers. Employment history that shows stability is a strong factor in the consideration of approving a home loan. If, on the other hand, you make a change in employment that would serve to elevate your position within the same field, this may be acceptable, but the best course of action is to remain stable until the loan has been approved.

When buying from a private seller, they may ask you for a deposit. If they do, rather than giving them the money at the start of the transaction process, it is important that you put the money in a special account or trust until such time as the deal is closed. A lot of people who are buying from private sellers are unaware that this money is due at the end of the sale, and as a result hand over the money before the sale is made. In this scenario, it is possible to lose your deposit if the loan is not approved.

It is wise to keep calm and composed in your relations with the seller. If repairs are needed to the house, you can negotiate this in a relaxed manner. Some of the smaller repairs you should expect to do yourself - many buyers will have to. However, if when you are working out what repairs the seller should do and you lose your temper, you may end up losing the house with the seller refusing to sell to you.

While you may not see the harm in this at first, it is important not to befriend the seller. In such a scenario, the smallest criticism of the house or its overall structure may be taken as a grave insult, exacerbated by the fact that it came from a "friend" and the offer to sell the house could be withdrawn. For as friendly as they may be, there is time enough for establishing a social relationship after the sale has gone through.

You must be sure not to ignore any of the requirements that the lender poses. There are going to be some things that you will be required to do on your own, particularly if you are applying for a VA home loan in order to proceed with the process and ensure your ability to obtain the loan. Failure to do so may mean the loss of the house.

Part of getting through the process is using natural sense. This, along with the above information, should see you moving into the home of your dreams.
