For many young people, going out on your own means renting your own apartment or flat. Usually, it's more affordable to pay rent than it is to make a monthly payment, with property taxes, closing costs, mortgages, insurances, and other costs for buying and owning a home. Renting is usually more advantageous ~ in fact, it may be an ideal solution for some people at a certain stage in their life. But, of course, owning a home offers many long-term advantages, both for your finances and to provide you with your own sense of independence.

To find out if you should buy or rent, you can go online to various real estate sites and find instant calculators. You plug in your income and expenses and it computes what you can afford. A lot of people who rent aren't aware that they could probably purchase a home and make the same payment. The biggest benefit of owning is that you will recoup all the mortgage payments you made when you decide to sell. You will also receive the profit from selling your house for more than you bought it.

For some people, renting a home is farm more convenient then purchasing a home, especially for those that live in high population urban centers and in apartment complexes. A renter doesn't have to be concerned with home maintenance, or time demands of owning a home. With just a quick phone call to the landlord, you can resolve most of your maintenance problems, depending whether or not your management company is responsive. Renters are rarely required to maintain their own lawns and garden areas and are therefore free from landscaping and mowing tasks.

Owning a home is considered the great American dream; whether that home is an apartment unit (called a condo), a townhouse, or a single family home. Undoubtedly there are some advantages in home ownership: ability to make modifications to the property to suit your needs; ability to make decisions about owning pets, changing carpets, painting, and so forth, rather than getting permission from a landlord or forget about making changes altogether. Also, rent prices keep pace with other inflationary factors, so chances are rent will go up over the duration of your stay in a unit. On the other hand, a loan from a financial institution locks you into a flat interest rate and monthly payment unless you refinance the home.

One of the main reasons for owning a home instead of renting is this: investing money in a property is a wise use of your money. Your home is a financial asset; it earns equity. A home is something of considerable value that you are the owner of, even if you share the ownership with the bank. Many people are confused by this process. Some renters find the process of ownership so daunting that just they can't begin to understand the concept. There are many books at books stores and libraries that offer information about the ins and outs of buying a house. These are invaluable resources for the new home owner.
